- That would put you into the deal for around €175,500 plus buying costs, with mortgage repayments of around €1,600 a month at 2.3%. And dealing with the banks, the rental managers...all easy.

That’s a gross yield of 13.1%. And I’m basing that figure on real data from 2025 in premium two-bed rentals in Lagos. (Of course, you’ll need to allow time to build up occupancy, repeat guests and reviews.)
- That rental income works out as a per-month equivalent of €6,375—a huge figure lined up next to the modest holding costs and mortgage repayments.
- Going up, we also have large two-bed condos of nearly 2,000 square feet from a RETA-only €745,000. Spacious, airy and kitted with state-of-the-art appliances, they include a terrace of 463 square feet—bigger than many studio apartments.
- Three years after delivery I expect they will be worth €1,117,500—a gain of €372,500.
- And for those of us who act fast enough on Deal Open Day, there will be an opportunity to lock down a penthouse condo for just €995,000.
- Just three years after delivery I expect these penthouses will easily be worth close to €1.5 million. That’s absolutely in line with Lagos’ trajectory and we’ve already seen this play out with other RETA deals here.
- Using Portuguese bank financing, a €995,000 purchase with 70% leverage at 2.3% puts you into the deal for less than $300,000 plus buying costs, with mortgage repayments of around €2,700 a month. That’s pretty mind-blowing, even for a RETA deal.
