So too is my rental projection—a gross yield of 12% renting short term—annual income of $45,600.
I’ve based that on a very modest occupancy of 50%.
The fact is, we’ll own in one of the few residential communities in the most prestigious and luxurious district in all of Cap Cana, where hotel rates soar into the thousands of dollars per night.
For what it’s worth, the developer we’re dealing with figures 60% occupancy or higher, and they have a significant rental management operation since 2017 and are high on the list of Cap Cana’s approved rental management firms.
As for the nightly rate I’ve used in my calculations, I low-balled it at $250 a night. My research team have found two-bed condos close to Azul Garden listing for $300 a night.
Hotel rooms in this luxury zone of Cap Cana close to Juanillo beach start in the region of $600 a night...
And being close to Juanillo beach is what the millions of short-term renters want...
Last year 5.1 million people arrived in Punta Cana airport.
That’s just 10 minutes’ drive from Cap Cana. It’s the most-connected airport in the entire Caribbean islands, operating 500 flights weekly to more than 90 airports in 26 countries.

Millions more people landed in La Romana airport a 40-minute drive away and in the capital Santo Domingo—just two hours on the Coral Highway. They come from all over: Luxury tourism is booming in the Dominican Republic and just 10 minutes from Cap Cana, Punta Cana airport is the country’s busiest. But two other airports serve Cap Cana too. La Romana is just 40 minutes or so. Santo Domingo is the capital and connected to Cap Cana with the Coral Highway—a Path of Progress opened in 2012. Over 11 million tourists visited the Dominican Republic in 2024 — more than the country’s population. The majority landed into Punta Cana airport on the doorstep of Cap Cana...
The number just keeps rising. In 2022 it was 7 million.
For 2025 the forecast is over 12 million arrivals into the Dominican Republic.

Spare a thought for long-term rental...
Cap Cana is increasingly drawing long-term renters: retirees, digital nomads, remote workers, and professionals. You have a prestigious and fast-growing school, a university, a clinic, high-speed internet...every service you need for full-time living.
This is a self-contained luxury city-state and a new business district is in development that will serve as Cap Cana’s downtown. Already you could live here all year without ever needing to leave...and that’s only going to become more attractive as the second phase of Cap Cana rolls out.
Renting long term, I figure on $3,000 a month long term for a gross yield of 9%. That’s phenomenal for a long term rental. Long-term rentals for condos are rare and in demand in Cap Cana. Prices are high. In the Il Lago community next to Azul Garden, there’s a two-bed, two-and-a-half-bath condo listed for long-term rent. It’s bigger than ours, but the price is $3,800 per month.
Whether renting nightly, monthly or a mix...by locking in our off-market deal at RETA-only pricing we have attractive options...
And all the while we’re looking at what I believe will be soaring value...
It’s here—close to Azul Garden in Cap Cana’s luxury zone--that you find the site for the planned Juanillo Village, a $500-million development to include a beachfront boardwalk, stores, restaurants, cafés...
There, two-bed condos without a view will likely list for $600,000 to $700,000.
That’s a good deal for a condo close to the beach in Cap Cana, in the heart of the luxury zone. This is the epitome of Caribbean luxury living! (And remember, in the Dominican Republic non-residents like us can avail of bank financing. Plus, buying in the Dominican Republic is very straightforward.)
Our neighbor will be a major hotel brand and their two-bed residences will list from the $600,000’s.
Farther back from the beach than Azul Garden you’ll find Bonito Golf Residences where a two-bed lists for in the region of $500,000. I could go on, but I’ll save it for my full deal briefing, which I’ll send you this Saturday, June 14, at 1 p.m. ET.
What’s happening around Juanillo Village is the second super-charged engine of Cap Cana’s growth.
The first engine of Cap Cana’s growth was its stunning marina. There, the developer we’re dealing with is finishing Marina Garden where two-beds start from $600,000 and a penthouse that initially sold for $750,000 sold shortly after for $1 million. It's crazy that our ultra-luxe premium penthouses are ours for what will be a similar price on the typical two-bed close by in the planned Juanillo Village, which is to be the beating heart of Cap Cana, full of dining, boutiques and galleries.
To remind you...
We have a handful of ultra-premium penthouses with small pools for lounging and relaxing. They start at a RETA-only $645,000. That’s a screaming deal! In size they begin at over 2,077 square feet and go up. That includes a huge and indulgent terrace area of over 598 square feet to enjoy the tropical weather with friends and family. I expect these penthouses will be worth well over $1 million five years after delivery.
And for a luxurious two-bed, two-and-a-half bath condo of 1,074 square feet including a spacious 193-square-foot terrace and lagoon views our RETA-only price is from just $380,400.
I expect five years after delivery our condos will be worth $700,000. That's a gain of $319,600. And conservative at that.

P.S. I mentioned Cap Cana’s new business district. It’s going to be a six-minute drive from Azul Garden. Our condos in Azul Garden are sat the heart of the luxury zone, a stroll to Juanillo Beach. A six-minute drive through Cap Cana’s lush and pristine grounds will be the new business district. Cap Cana is entering its next major phase. Our moment is now.
Cap Cana are releasing 12 plots during the initial phase of the business district. And they told my scout Ciaran Madden that their phones have been ringing off the hook when he was there recently.
Of the 12 plots, 11 have already been purchased, with the discussions in an advanced stage on the final one. In addition to corporate offices, these spaces are set to host a major supermarket chain, stores, restaurants, legal and accountancy firms. A potential hospital project would be based in this area too.
Ciaran was at the launch of a major business center in this business district, and tells me that of the 92 premises in it more than a third were reserved within 48 hours of the launch. One of the premises is set to become a modern co-working space to serve the growing numbers of high-level professionals who are spending all or part of the year in Cap Cana...the kinds of people who would love to rent our condos.
Make no mistake: our deal in Azul Garden positions us perfectly—just ahead of the next chapter in Cap Cana’s evolution.
